Limited Cap Space Shapes Bobby Marks’ 2026 NBA Free-Agent Top 20

ESPN front-office insider Bobby Marks on Thursday unveiled his annual list of the 20 most prominent players headed for free agency in July 2026, warning that the market will be unusually tight. According to Marks, only the Brooklyn Nets, Chicago Bulls and Los Angeles Lakers are on track to possess true salary-cap room, while 11 additional franchises will be restricted to the $15 million non-taxpayer midlevel exception.

The lack of spending power, Marks notes, stems from more than 60 rookie-scale and veteran extensions signed during the past two seasons. Although cap space is scarce, he points out that sign-and-trade deals—15 have occurred in the last two summers—remain a viable path for player movement.

Top Unrestricted Free Agents

1. LeBron James, Lakers. Proposed offer: one year, $30 million with a full no-trade clause. Best fits: Lakers, Cavaliers, Spurs, Nuggets, Warriors.

2. Norman Powell, Heat. Proposed offer: three years, $65 million (team option in Year 3). Best fit: Heat.

3. CJ McCollum, Hawks. Proposed offer: two years, $43 million. Best fit: Hawks.

4. Coby White, Hornets. Proposed offer: three years, $54 million with a Year 3 player option. Best fits: Hornets, Pistons.

5. Ayo Dosunmu, Timberwolves. Proposed offer: three years, $51 million on a flat structure. Best fits: Timberwolves, Pistons, Clippers, Lakers, Heat.

6. Rui Hachimura, Lakers. Proposed offer: four years, $64 million. Best fits: Lakers, Pistons, Clippers, Spurs, Hornets, Bulls, Nets.

7. Tobias Harris, Pistons. Proposed offer: two years, $38 million. Best fits: Pistons, Clippers, Lakers, Spurs.

8. Kelly Oubre Jr., 76ers. Proposed offer: three years, $40.5 million with a Year 3 player option. Best fits: 76ers and multiple mid-level exception teams.

9. Robert Williams III, Trail Blazers. Proposed offer: three years, $42 million, with Years 2-3 non-guaranteed unless he plays 50-plus games. Best fits: Trail Blazers, Celtics, Hawks, Clippers.

10. Mitchell Robinson, Knicks. Proposed offer: three years, $39 million. Best fits: Knicks, Celtics, Hawks, Clippers.

11. Quentin Grimes, 76ers. Proposed offer: two years, $30 million with a Year 2 player option. Best fits: 76ers, Bulls, Pistons, Lakers, Grizzlies, Jazz.

Marks also lists several notable names—among them Collin Sexton, Khris Middleton and Kristaps Porzingis—who will be available but fall outside the top tier.

Players Holding 2026-27 Options

Austin Reaves, Lakers. Expected to decline his $14.9 million option; suggested new deal: four years, $155 million starting at $41.2 million.

James Harden, Cavaliers. Could opt out of $42.3 million; suggested replacement: two years, $56 million beginning at $28 million.

Trae Young, Wizards. Suggested restructure: three years, $130 million, trimming next season’s salary to $40 million with a final-year player option.

Draymond Green, Warriors. Marks proposes two years, $40 million, lowering next season to $19.2 million to free Golden State’s midlevel exception.

Key Restricted Free Agents

Jalen Duren, Pistons. Recommended offer: five years, $180 million starting at $31 million.

Peyton Watson, Nuggets. Recommended offer: four years, $90 million, with salary designed to dodge the second apron in 2027-28.

Walker Kessler, Jazz. Recommended offer: four years, $125 million beginning at $28 million.

Tari Eason, Rockets. Recommended offer: four years, $85.1 million, keeping Houston below the second apron.

Mark Williams, Suns. Recommended offer: three years, $42 million, opening at $13 million.

Marks emphasizes that teams still hold matching rights on restricted players, giving clubs such as Detroit, Denver and Utah considerable leverage even in a constrained market.

With cap room dwindling and exceptions capped at $15 million, the analyst concludes that most high-profile free agents will either return to their current clubs on creative contracts or rely on sign-and-trades to secure sizable salaries.
